Detailed Rental Information
Please read ALL information below.
PARK CITY CONDO RENTALS:
Each of our 4 Park City
condos are located
within the same condo complex located below the Deer Valley Express
Gondola and above the Jordanelle reservoir.
LakeMountain unit - Bldg D
FoxTrail unit - Bldg N
Clubhouse - Left (West) of Bldg P
Red circles indicate outside parking. Underground parking garage is
below each individual building.
RESERVATIONS:
Reserve online using the
Online reservation request form
or call 801.695.7022. Lake Mountain properties
uses PayPal for credit card processing. Reservations can also be made
using personal checks and cashier checks. All reservations are based on
first-come, first-serve basis. Multiple units can be reserved for large groups.
A $500 security deposit
and signed lease agreement with lease payment per unit reservation is required within 7
days of booking a reservation. This deposit (minus the $80
out-cleaning fee) is refundable after departure providing no damage or
missing items are reported.
IF
YOU MUST CANCEL: Please
contact us immediately if cancellation is necessary.
We reserve the
right to charge a minimum of $250 per reservation cancelled if contact
was not made within 90 days of reservation dates. Cancellation or
early departure due to illness, inclement weather, late arrival or
accommodations does not warrant any refund of rent or deposit.
If your notice
of cancellation is RECEIVED LESS THAN 90 DAYS PRIOR TO YOUR CHECK IN
DATE, you will forfeit all sums paid, except your security deposit,
unless we are able to re-rent the property to someone else, at the
same rate, for the same period. If the property is rented we will only
charge the $250 cancellation fee.
MINIMUM STAY: We do not require a
minimum stay for regular rental rates. Specials and discounted nightly
rentals may require a minimum stay.
MONTHLY RESERVATIONS OR CANCELLATIONS:
1 month rentals or longer will be given priority during summer/fall
months. A $500 security deposit is required within 7 days of booking the
reservation. Monthly renters must cancel 90 days prior to reservation
date. All cancelled reservations will forfeit the $35 cancellation
fee.
PAYMENT: Full
payment is due at time reservation is made. Refunds will not be given for late
arrivals or early departures.
INCLUSIVE FEES: A
$80 out-cleaning fee will be deducted from the security deposit for
stays less than 30 days. Guests that stay longer than 30 days are not
charged the cleaning fee. Please note: This is a private condo - there
is NO DAILY MAID SERVICE. Paper items, trash liners and cleaning
supplies are on site. Extra items needed are the responsibility of the
guest.
STANDARD POLICIES:
CHECK-IN IS AFTER 3 PM MST AND CHECK-OUT TIME IS
AT 10 AM MST
Often guests check
out and in on the same day. The time between check-out and -in is
required for proper cleaning of the units. Please be prompt with
departure.
NON-SMOKING POLICY:
We ask that you and your guests respect
the non-smoking policy inside
the units.
We reserve the
right to charge additional cleaning fees if signs of smoking within
the units is determined.
NOISE:
We respectfully request that you remember you are staying within a
condominium complex and close to other private condos with full time
residents during your visit; for the enjoyment of our guests and
neighbors, loud music and loud parties are not allowed on the
premises. Please remember that you will be staying in a
privately owned condo. Treat
the condo with the care you would your own home.
We reserve the right to
change unit assignments due to complaint.
UPON
ARRIVAL/DEPARTURE:
After booking your condo, you will receive an email that will
contain all the information you will need to enter the condo building,
secure parking, condo unit, and clubhouse. Please print this email and
bring it with you.
All buildings/underground
parking within the condominium complex are secure and require either
keyed or code access.
Upon arrival to
the condo please check for previous damage to the unit. Any damage
noticed upon arrival should be reported immediately. If damaged is not
reported, your deposit may be charged for the cost of the repair. All
general maintenance should also be reported so the unit can be kept in
good repair.
a) No damage is
done to the unit or its content including linens.
b) No items are
missing upon the inventory check. If items are missing, we
reserve the right to withhold retail price of item from guest security
deposit.
(This includes,
but is not limited to: Linens, towels, DVD's, PlayStation games, etc.)
c) All debris,
garbage and discards are placed in proper containers.
d) All soiled
dishes are placed in the dishwasher.
e) There was no
exceeding the maximum occupancy of the unit.
f) There was no
smoking or evidence of smoking. All units are NON-SMOKING
and PET FREE.
g) Unit is left in
neat condition.
ABSOLUTELY NO PETS:
No pets are permitted in rental units under any circumstance, NO
EXCEPTIONS. If any evidence of a pet(s) is found in your unit,
refund of rent or security deposit will not be issued. *If you are
bringing a Guide Dog to aid an individual who is blind, you will need
to
contact us in advance for arrangements. Some restrictions apply.

PARKING: One parking space per unit is
available in the secure underground parking.
Additional parking for vehicles only is available on the outside of
the building. Do not park boats/jet ski's or RVs in these spaces.
Additional parking is also available in front of the clubhouse. There
is no street parking in the winter due to high snow drifts and large
snow plows.
CLUBHOUSE RULES: The clubhouse is
available for use during your stay and should be treated with great
respect. The clubhouse is available for use until 10PM MST. Any
damaged to the clubhouse or items within the clubhouse WILL
be deducted from your security
deposit. NO EXCEPTIONS. Please remember that full time residents live
within the complex and are aware of guests.
The policies and procedures presented
are meant to protect our guests and owners alike. All guests, as well
as owners are required to conform to all policies and procedures.
Violators
are subject to eviction: Lake Mountain Properties reserves the right
to evict the guest(s) if there are multiple complaints or if the
property management is contacted. The guest(s) will not be refunded
monies paid if he/she is evicted.
